You've managed to get your business off the ground and you are now blessed with more orders then you can conveniently handle in your limited workspace. It's time to expand! If your business is primarily Internet based, your primary concern will be finding an office that has the amenities you require rather then one that offers visibility to the public.

The first thing that you will need to do is develop a list of needs. How much square footage will you require? Will you need separate work space for office staff away from the production space? What kind of special lighting and plumbing will be required? Do you anticipate further growth?




The silk-screening process requires running water, a dark room and significant table space to work on. Additionally, you will probably want a designated office area that is separated from the shop so you can keep your computers safe from water and chemical exposure. Since you will be working with dyes and masking agents that will stain fabrics, you would do well to look for warehouse space with concrete floors rather than traditional office space.

There are lots of ways to locate office space once you know what you want. Online classifieds such as Craig's List offer local searches that you can specify to your needs. Alternately, there is always the leg work approach. Drive or walk around the neighborhoods you would like to consider and visually hunt for available spaces. You also have the option of using a realtor but their services carry fees that you can easily avoid if you do the work yourself.

If you have significant capital, you may want to consider buying rather then renting. Warehouse space is generally pretty cheap and buying will give you the freedom to alter the space to suit your needs. Keep in mind though, you will be making a greater commitment to your business as well as taking on the responsibility of repairs if anything goes wrong.

The best defense against making a bad choice in office space is to become well informed. If you can, find out what types of space other businesses like yours are using. Speak with other business owners that are renting space in or around the building you are considering. Check on several different spaces to compare prices and amenities. Prioritize your needs and decide where corners can be cut (such as space in a less desirable neighborhood) versus items that you have to have (such as affordability).
